It began life as Dubai World Central in 2006, was renamed in 2015, and is organised into eight districts covering residential, logistics, aviation, commercial and industrial uses. Expo City Dubai, the 438 hectare legacy of Expo 2020, sits immediately alongside it.
Buying here is a straightforward proposition to state and a harder one to time. The value case rests on an airport expansion budgeted at AED 128 billion, planned for up to 260 million passengers across five runways and 400 gates. The date attached to that plan is the part buyers should read carefully: the full expansion is not expected before 2035, and Emirates transfers its operations only once it is complete.

- Metro is already here, not promised. The Red Line Route 2020 extension, 15 kilometres and seven stations, has been fully open since June 2021 and terminates at the Expo site beside the airport.
- Expo City infrastructure on the doorstep. A 438 hectare district that is already built, with parks, Terra, the Connect Conference Centre and established retail. Almost no other outer Dubai community starts with that.
- The airport is inside the community, not near it, which is what makes the aviation and logistics employment catchment credible over time.
- Golf led masterplanning. Golf City is a named Dubai South district and Emaar’s live launches here front the course.
- Plot sizes and entry prices that central Dubai cannot match, which is why families rather than investors dominate the buyer profile.

Prices and what your money buys
Dubai South is one of the lowest entry points in freehold Dubai for new build villas and townhouses, and the gap against Dubai Hills or Arabian Ranches is the whole argument for buying here. The figure that matters is not the district average but the comparable set inside your specific sub community, because launch pricing across Emaar South, Expo City and the Residential District varies more than a district number suggests.
Getting around
Sheikh Zayed Road, Sheikh Mohammed Bin Zayed Road, Emirates Road and Expo Road all serve the area, and the Red Line runs to the Expo terminus. Al Maktoum International is minutes away. Downtown Dubai and DXB are not: this is the far southwestern end of the city, and every trip to central Dubai is a long one. The Blue Line does not serve Dubai South.
What to watch
- The airport timeline runs to 2035. The expansion is announced and funded, but the demand engine is not operating yet. A buyer holding five years may see very little of the promised employment catchment.
- Distance is real and cannot be fixed. 37 kilometres from the city, at the far terminus of the Red Line. Price that commute honestly if anyone in the household works centrally.
- Retail, schooling and healthcare are still thin inside the Residential District. Look at what is open today rather than what is drawn on the masterplan.
- Heavy concurrent launch volume. Emaar alone has multiple live phases here, alongside Dubai South Properties and third party developers. Concentrated handovers into a thin resale market create both rental oversupply and exit liquidity risk, and buyers planning to sell before completion are the most exposed.
