Dubai Marina

Dubai Marina is Emaar’s 4.9 square kilometre waterfront district built around an artificial canal and marina, home to more than 70,000 residents and one of the best rail connected luxury addresses in the city. Two metro stations and the Dubai Tram serve the district, and roughly eight kilometres of landscaped walkway make it the most genuinely walkable high-density community in Dubai.

Marina is also one of the most mature parts of the city, with Phase I towers dating to 2003 to 2007 and Jumeirah Beach Residence completing in 2010. That maturity brings real advantages, deep liquidity, an established tenant pool and a proven track record, alongside real questions about building age, façade condition and service charges that a newer district does not carry.

Prices and what your money buys

Marina is one of the highest transaction volume communities in Dubai, which supports pricing transparency but also means blended averages hide real differences between marina facing, JBR facing and inland stock, and between the newest towers and the 2003 to 2010 generation. Ask for the comparable set on the specific building rather than a district figure.

Getting around

Sobha Realty station and DMCC station on the Red Line, plus the Dubai Tram running along Al Sufouh Road with stops through the district. Note that the Blue Line currently under construction, due to open in 2029, does not serve Dubai Marina; it runs the eastern corridor of the city.

What to watch

  • Fire and façade history is on the public record. A June 2025 fire at the 67-storey Marina Pinnacle forced 4,000 people to evacuate. Ask specifically about cladding type and remediation status on any tower of that generation before buying.
  • Density and peak traffic are structural. Over 70,000 residents in 4.9 square kilometres, served by two metro stations and a tram, on a peninsula road network. Expect real congestion at peak hours.
  • Ageing first generation stock. Phase I towers and JBR are now sixteen to twenty three years old, with lift, chiller and façade replacement cycles due. Check the building’s maintenance and reserve fund history.
  • Short-let concentration. Marina and JBR carry some of the heaviest holiday-let density in Dubai, which affects lobby wear, lift demand and how stable a quoted yield actually is.
