Getting around
The island connects to Abu Dhabi city via the Sheikh Khalifa Bin Zayed Highway corridor and onward bridges, with Zayed International Airport around 30 kilometres away. Etihad Rail passenger services are targeted to begin in 2026, and a 30 minute Abu Dhabi to Dubai high speed line is targeted for 2030, though no station has yet been confirmed for Yas specifically.
What to watch
- Event and tourist traffic is a real lifestyle cost. Nine hotels, four theme parks, two arenas and an annual Grand Prix weekend on a 25 square kilometre island means genuine congestion on race and concert dates. View on a busy weekend, not a quiet Tuesday.
- Disneyland Abu Dhabi has no confirmed opening date. It was announced in May 2025 with Miral and Disney Imagineering attached, and is a real long-term catalyst, but treat it as unscheduled until Miral names a year.
- Confirm the title instrument per unit. Yas is an investment area, but ownership here is not automatically equivalent to Dubai freehold. We check this against the Land Department record on every unit.
- Abu Dhabi’s resale market is thinner than Dubai’s. Fewer comparables per community and longer typical exit timelines.
