Hudayriyat Island

Hudayriyat Island is Modon’s large scale sports, adventure and residential island in Abu Dhabi, connected to the mainland by bridge and organised around cycling tracks, a mountain bike park, watersports and Marsana beach. It is one of the newest master communities in the emirate, and buying here means buying into a masterplan that is still in its early delivery phases.

As one of the nine official Abu Dhabi investment areas is not the case here in the same way as Yas or Saadiyat, so ownership terms need to be confirmed per plot before any deposit. Modon is the government backed master developer, which reduces execution risk, but the surrounding retail, schools and community infrastructure are still building out.

Why buyers choose Hudayriyat Island

  • A genuine sports and adventure infrastructure, cycling tracks, a mountain bike park, and watersports facilities that are already operating rather than only planned.
  • Marsana beach, a mainland scale public beach that is unusual this close to Abu Dhabi city.
  • Bridge access to Abu Dhabi island, putting the community within a short drive of the Corniche and downtown Abu Dhabi.
  • Modon as master developer, a government backed entity delivering several of Abu Dhabi’s newer communities.
  • A lower entry price than Yas or Saadiyat, reflecting the community’s earlier stage of build out.

Prices and what your money buys

Hudayriyat prices below the established island communities, and that gap should close as amenities and delivered phases increase, though we cannot commit to a timeline or figure without a Land Department comparable set specific to the phase you are considering.

Getting around

The island connects to Abu Dhabi mainland by bridge, giving a short run to the Corniche and downtown Abu Dhabi. There is no metro on the island and none is planned in the current network.

What to watch

  • This is an early stage residential community. The sports infrastructure is real and operating; the residential neighbourhoods around it are still filling in. Assess what is delivered at your specific plot rather than the full masterplan vision.
  • Confirm ownership terms per plot. Hudayriyat’s title structure should be checked against the current Land Department record rather than assumed from Yas or Saadiyat’s investment area status.
  • Retail and schools are still thin on the island itself; residents currently rely on nearby mainland communities for much of daily life.
  • A thin resale market, typical of any community this early in delivery, meaning wider bid and ask spreads.
